2pm-5pm arrival: 2C EPP- Customers 2nd floor unit not cooling. Unit is from 2021 which we installed. Robert said that he hears the inside unit turn on and he does not hear or see outside condenser turn on. Jack was also hear for A 2C maintenance back in April 25th as per notes.
Arrived onsite for ac maintenance on 2 units. Asked customer to turn AC on to confirm operation. Removed top of both condensers, cleaned out all debris. Chemically Cleaned outside units.

Arrived onsite for no heat to bathroom radiant zone and bedroom zone. Found failed zone valve to the master bedroom. Purged the radiant loop. Significant amount of slug came out of the loop. Confirmed zone was heating. Note there may be an issue with the radiant loop mixing valve or check valves. Also, temperature pressure gauge is inoperable. And circulator pump is running hot.
Arrived onsite for noisy air noise in heating system. Performed a purge and drain of the system to remove the air. System was quiet then got louder. Performed purge again. System was silent. Only notice a slight air noise near the circulator pump. System may require an updated air elimination system. System may also be allowing air into the system. If sound continues next step would be to add an updated airbus eliminator. Note system also requires a new pressure temperature gauge.
Arrived onsite for water leaking out of the boiler’s pressure relief valve. Homeowner had boiler off but was able to determine the expansion tank was full of water. Homeowner selected the Silver repair which included a renovation of the pressure reduction system: expansion tank, reducing fill valve, back flow preventer and reassure relief valve. Also water heater expansion tank was full of water so repaired that as well. Homeowner elected heat only EPP on annual basis. Performed his heating maintenance including combustion analysis. System operating as it should expect for the pressure gauge. Also the system could benefit from an air elimination device. Note the water heater is 10 years old and recommend replacing before it leaks. Will send an estimate. 50 gallon tall.
Arrived onsite for maintenance for one gas fired boiler. Requested the customer turn on the thermostats up to heat and confirm operation of the boiler and each zone valve. Turned the boiler off and removed and cleaned all burners and wiped cleaner the burner compartment. Performed a visual inspection of all electrical and inspected all external water components such as the exp tank, fill valve, backflow preventer and the circulator pump. System operating as it should.

Arrived onsite to swap out air handler filters. Homeowner provided me aprilaire 310, and aprilaire 213, and a 14x30x1. First, there are two air handlers that only require filters in the Spring Maintenance. Homeowner has a boiler with baseboard for heating season and no filters needed for heating season. Found in air handlers and aprilaire 310 and a 20x25x4 box filter. The homeowners aprilaire 213 is not the right size and the 14x30x1 is a no longer used size. Took the 213 filter and promised to supply 20x25x4 filter for Spring 2025. Filters size are Aprilaire 310 and 20x25x4 box; customer will supply in Spring 2026.

Experiencing an EPP issue with no hot water. Water is lukewarm as of 9-10-24. Customer also reports a hot son's room upstairs. Service scheduled before 2PM, to be completed by 3:30. Stay tuned for fast, efficient repairs.
